Jim Lucarelli Named 2015 Realtor of the Year

Association Installs New Board and Honors Agents at Annual Banquet

TELLURIDE, Colo. (September 18, 2015) – The Telluride Association of REALTORS (TAR) named Jim Lucarelli of Real Estate Affiliates of Telluride its 2015 Realtor of the Year  at their annual awards dinner earlier this month. Nominees for this award are chosen and voted on by their peers and this is the third time Lucarelli has won this prestigious award.

“I am honored to be nominated by past recipients of the Realtor of the Year Award and thrilled to be taking home this professional award,” said Lucarelli. “Hopefully the third time is a charm!”

Lucarelli, the out-going President of TAR and new Past President for TAR, also won the Presidential Award for service to the organization. In his 20+ years as a REALTOR in Telluride Lucarelli has now been President of TAR three times.

“Serving as President for this dynamic group of professionals is very rewarding, but also demanding,” commented Lucarelli. “It’s not something you can do half-way. We’ve had a good, busy year and I am pleased to have been able to be a part of it.”

TAR has over 170 Members and 85 Affiliate Members, many of whom are very active in all aspects of the Telluride community.  In addition to his work with TAR Lucarelli is also an 19-year member of the Telluride Volunteer Fire Department, the current President of the Telluride Ski & Snowboard Club and Owner/Broker of Real Estate Affiliates of Telluride, a boutique brokerage firm he founded in 2002.

Telluride Tops Conde Nast Traveler’s List of 30 Best Small Cities in America

At the end of July 2015 Conde Nast Traveler named Telluride the Number 1 City on its list of 30 Best Small Cities in America.

Telluride Update: April 2014

In Telluride the old adage “April showers bring May flowers” should be adjusted to “April snow” It snowed hard Sunday and Monday and things are feeling quite wintry right now but we know that will change quickly. In the meantime we remind ourselves it’s good for the ranchers and our water supply!

Real estate activity remains up, with Telluride Consulting reporting dollar volume for sales in San Miguel County though March up 47% YTD over 2013 and up 22% in terms of number of sales and March alone recording $45.2M in sales and 48 transactions. We anticipate April will surpass April of 2013 as well.

Telluride Update: March 2014

Spring has arrived in Telluride and the weather and skiing is fabulous with more snow in the forecast through Friday.

Real estate activity has been brisk, with Telluride Consulting reporting dollar volume of sales up 52% over 2013 through February and up 7% in number of sales for the same time period. Included in these numbers was a $3M home sale in Elk Run, an Element 52 condominium sale in Telluride and two home sales in Mountain Village. Since then, we’ve seen Oprah re-invest in our area with the purchase of a large, $10.85M parcel of land in Mountain Village. Additionally three more homes have contracted in Mountain Village and two others have gone to contract in Telluride. Condo sales in both towns remain strong as well.

February Updates

Gus Kensworth - Telluride AffiliatesTelluride has been busy celebrating Gus Kenworthy and his silver medal in men’s ski slopestyle in Sochi. Kenworthy is Telluride’s first home-grown winter Olympian. Way to go Gus! We’ve also been enjoying some excellent skiing right here in the San Juans, thanks to a number of February storms.

Telluride Consulting’s January reports for San Miguel County real estate sales show a strong start to the year with dollar volume up 116% over January of 2013 and number of transactions up 14%. With all the activity we’ve seen this month we expect this trend to continue.

September has flown by and we had snow in town yesterday morning! It’s only a matter of weeks before we’re basking in the fantastic fall colors and skiing and snowboarding won’t be long after that.

Real estate activity has continued to pick up and Telluride Consulting reported almost $47 million in sales in August, a jump of 56% over August 2012, which brings us about even with last year’s numbers and September looks like it will be another strong month.

There are also a large number of future development projects working their way through the various approvals processes — the Telluride Science Research Center and the Town of Telluride are making progress with negotiations for the facility across from the post office, as is the redevelopment of the Zoline family holdings at the intersection of Pacific and Fir in conjunction with the Meriwether Companies out of Boulder and Los Angeles. There is also a new winter sports academy being proposed by the Next Level Institute-Springbok International School & Sports Academy for Mountain Village. The project’s budget is over $100 million and its campus would be extensive, with a school, dormitory and recreation facility. All of these are still in the early stages, but seeing this type of interest in Telluride and Mountain Village is encouraging.

It’s hard to believe it’s already the middle of August! As usual, Telluride and Mountain Village have been very busy.

Last month the Telluride Historical Museum was named a Smithsonian Affiliate (congratulations) and earlier this month it was announced that Allegiant Air will once again have two flights into the Montrose Airport this winter ˆ one from Phoenix and another from Los Angeles (LAX). Look for more details in future ecards.

Telluride was also named one of the 10 friendliest cities in the US by Conde Nast Traveler (coming in at #8) ˆ click here for more details.

Real estate activity seems to be picking up again after a slight lull mid summer. There are now seven homes under contract in Telluride and five in Mountain Village and condo sales remain steady as well.

We’ve had a busy month with the Fireman’s 4th of July Celebration, the Sheridan Opera House’s 100th Birthday and the Annual Ah Haa Art Auction, among many others. The monsoons have also finally arrived and it’s great to have the moisture!

At the Ah Haa Auction a consortium of local realtors and homeowners, including Jim and Virginia, purchased a mixed media piece created by former ski area owner and Mountain Village founder Ron Allred and artist Judy Haas. Allred purchased the ski area in 1978 and the display includes maps of the region and Allred’s words about how the community and landowners came together to create a master regional plan and limit growth. An interesting study some 30+ years later, the piece will be installed in a public venue TBD.

Also last week Telluride Mayor Stu Fraser gave his biannual state of the town address and overall things are looking very promising. Sales tax revenues are up 11% YTD over 2012. Real estate sales through June 30 have not, however, been quite as robust. Currently San Miguel County is trending 6% behind 2012 in terms of dollar volume of sales and 11% behind in number of sales. That said, we anticipate that this gap will close, particularly as sales in Mountain Village increase.

Last week we had our first Farmer’s Market and next weekend’s annual Bluegrass Festival has been sold out for months.

In May the Galloping Goose, a quirky gas-powered railbus owned by the Telluride Volunteer Fire Department that hauled mail, freight and passengers on the Rio Grande Southern Railroad in the 30s and 40s, returned to Telluride after an extensive restoration. The Goose was one of only seven railbuses built and is now parked just west of the courthouse. Our own volunteer firefighter Jim Lucarelli was on hand for its triumphant return and it is a must-see part of Telluride’s history. Call Jim for a personal tour.

In real estate news there are a number of large deals in the Town of Telluride in the works including a comprehensive redevelopment of the Zoline family holdings at the intersection of Pacific and Fir and a new public/private partnership between the Telluride Science Resource Center (TSRC) and the town for development of a world-class science center on town-owned land across from the Post Office.
