Late April 2015

Spring is arriving in Telluride in fits and starts and last weekend brought a bunch of much needed precipitation.

Our real estate market continues to be on track to match 2014 with dollar volume of sales in San Miguel County through the first quarter down 2% from 2014 and number of sales up 2%.

With the change in seasons this is a time when many people are considering either buying a property or perhaps putting another one on the market. We’re always happy to answer any questions you might have about our market and its idiosyncrasies.

As always, please feel free to stop by the office or contact us online or at 970-728-0213 with any of your real estate questions or needs.

As usual, September has been one of our favorite months here in Telluride and we’re just now starting into the real fall foliage season. We expect the colors to be spectacular.

That said, it’s never too early to think about skiing and snowboarding and early bird season passes are on sale through Oct. 13. For details visit contact us online or at 970-728-0213 with any questions you might have about the real estate market or our community in general.

Telluride Update: April 2014

In Telluride the old adage “April showers bring May flowers” should be adjusted to “April snow” It snowed hard Sunday and Monday and things are feeling quite wintry right now but we know that will change quickly. In the meantime we remind ourselves it’s good for the ranchers and our water supply!

Real estate activity remains up, with Telluride Consulting reporting dollar volume for sales in San Miguel County though March up 47% YTD over 2013 and up 22% in terms of number of sales and March alone recording $45.2M in sales and 48 transactions. We anticipate April will surpass April of 2013 as well.

Telluride Update: March 2014

Telluride Affiliates Blog

Spring has arrived in Telluride and the weather and skiing is fabulous with more snow in the forecast through Friday.

Real estate activity has been brisk, with Telluride Consulting reporting dollar volume of sales up 52% over 2013 through February and up 7% in number of sales for the same time period. Included in these numbers was a $3M home sale in Elk Run, an Element 52 condominium sale in Telluride and two home sales in Mountain Village. Since then, we’ve seen Oprah re-invest in our area with the purchase of a large, $10.85M parcel of land in Mountain Village. Additionally three more homes have contracted in Mountain Village and two others have gone to contract in Telluride. Condo sales in both towns remain strong as well.

The ski area closes on April 6 and we hope to see many of you in town in the last few weeks of our season. As always, please feel free to stop by the office, email use or call 970-728-0213 with any questions you might have about the market or our community in general.

February Updates

Gus Kensworth - Telluride AffiliatesTelluride has been busy celebrating Gus Kenworthy and his silver medal in men’s ski slopestyle in Sochi. Kenworthy is Telluride’s first home-grown winter Olympian. Way to go Gus! We’ve also been enjoying some excellent skiing right here in the San Juans, thanks to a number of February storms.

Telluride Consulting’s January reports for San Miguel County real estate sales show a strong start to the year with dollar volume up 116% over January of 2013 and number of transactions up 14%. With all the activity we’ve seen this month we expect this trend to continue.

Happy New Year!

As usual we had a very busy holiday season in both Telluride and Mountain Village and lately we’ve seen plenty of blue skies and some beautiful afternoons up on the mountain.

Earlier this week Gus Kenworthy, one of Telluride’s local freeskiers, qualified for the Sochi Olympics. Kenworthy secured a spot on the first US Olympics team for slopestyle freeskiing. He also has a chance at the halfpipe team. Everyone’s excited for him and wishing him luck next month and there are sure to be a number of viewing parties around town.

With the final numbers tallied for 2013, real estate sales in San Miguel County were down just slightly from 2012 with some very strong segments of the market and others that under performed. All in all the county was 6% behind last year in terms of dollar volume of transactions and 8% behind 2012 in number of sales. For a more complete look at 2013 please see our newly updated Telluride Market Report page.

Season’s Greetings!

Telluride Affiliates Blog

December started with a number of big storms and Telluride has had some of the best early season conditions that we can remember! With almost 100 inches of snow so far, most of the mountain is open (the ski company is saving Revelation Bowl for the holidays) and the skiing and snowboarding has been great. Hopefully we’ll see even more snow later this week and through year-end.

For those of you planning a visit, Allegiant Airlines is offering 2-for-1 flights from Los Angeles and Phoenix until December 20. For details visit the Allegiant Airlines Website.

As the year winds to a close, we’d like to thank all of you who have chosen to do business with Real Estate Affiliates and/or referred us to others. We value our relationships and genuinely appreciate the trust and confidence you place in our office, and we look forward to continuing to work with you in the year to come.

Happy Thanksgiving!

Telluride Affiliates Blog

Thanksgiving week started with lots of fresh snow on the ground and the Ski Company reporting 75 inches of snow YTD for the season and a 41 inch base. With all the new snow we’re on track for one of the best opening days in quite some time and the mountain opens tomorrow, Nov. 27th, with Donation Day, a fundraiser for the Telluride Ski & Snowboard Club. All tickets are $25 and all proceeds go to the Club’s scholarship fund.

The skiing should be great, so come support the kids and see why Conde Nast Traveler readers once again ranked Telluride the #1 Ski Resort in North America!

We hope you and your family have a great Thanksgiving holiday wherever you are and look forward to seeing you when you are in town. As always, please feel free to stop by the office or contact us online or at 970-728-0213.
